I’m new here. We are facing a difficult decision regarding our building project this year.
We have received quotes for identical single-family homes with a granny flat from Hartl Haus and Elk Haus.
Both manufacturers offer almost the same services (except for minor details), and the house would cost roughly the same with either prefabricated house company!
I couldn’t find much information online about experiences with either company. So, I’m trying my luck here. We want to make a decision within the next two weeks.
Does anyone have experience with Hartl Haus or Elk Haus? Which company would you lean toward and why? Does Hartl Haus really install higher-quality walls? As I said, there are small differences. For example, Hartl Haus offers wooden/aluminum windows as standard. Elk Haus “only” offers plastic windows.

Wood-aluminum windows are generally top-tier—unfortunately, recently some low-quality manufacturers also use this material combination. If wood-aluminum windows are not considerably more expensive than pure aluminum ones, they are likely to be subpar, and in that case it’s better to go with vinyl windows (which satisfy the average customer completely).

Almost every manufacturer installs air-to-air systems to be on the safe side; this ensures the house is ventilated and warm. Even Weberhaus and Schwörerhaus, I believe, still offer this as standard. A colleague of mine was even advised by Schwabenhaus to skip the underfloor heating and to remove the controlled ventilation system, replacing it with an air-to-air heating system instead. This saved around €13,000.

Both companies, or every home builder, offer air-to-air heat pumps. This is also the cheapest option. We have air-to-water heat pumps with controlled ventilation and underfloor heating included in the offers from both companies. Elk offers a split Viessmann system, meaning it has an outdoor unit. For an additional cost of 6700 EUR, we can also order an air-to-water heat pump without an outdoor unit. Hartl already includes this type of heating system as standard. Hartl also includes an architect in the price. Elk Haus offers mineral fiber insulation for about 8000 EUR with a U-value of 0.15.
But in a direct comparison, the difference between the two offers is only a few thousand EUR.
