ᐅ Prefabricated House vs. Solid Construction: Which Is Better and Why?

Hello everyone!

I’m new here and hope my question is in the right section.
We have reserved a plot of land (550 square meters (5900 square feet) with a slight slope). Now we are in the process of requesting and comparing different offers. So far, the options are:
1. Solid construction house providers
2. Ytong (aerated concrete) kit suppliers
3. Prefabricated house providers

First, a general question:
Solid construction house versus prefabricated house –
Is one better than the other? How do they compare, for example, in case of water damage? Why choose one over the other? Or are there no real quality differences? Please help us!

Thank you!

My advice is: if you are not yet committed to any building method, don’t let yourself be overwhelmed. Instead, find a house provider or contractor with whom you have good chemistry. Then let them use the construction system they have the most experience with, as that is the most reliable way to achieve a good result.

I agree with this.

In short, it can be said that you are guided by your gut feeling anyway.
Also, you cannot compare a low-cost prefab house manufacturer with a high-quality one. With low-cost providers, banks often finance only up to 80%.
Some homeowners are not suitable for solid construction because they see a defect at every slight misalignment or imperfectly placed stone, while others get frustrated if a drywall (plasterboard) wall doesn’t sound solid.

I recommend gathering lots of information and listening around a lot,

But only inform yourself about what you actually want to know. If you listen too broadly, you'll hear plenty of nonsense that leads you astray. The “chains of argument” from hate preachers usually rely on half-knowledge stuck at the level of high school physics, making even the most irrational fears seem somewhat justified.

some people don’t mind if it’s a “cookie-cutter house,”

However, inflexibility in making adjustments (shifting walls, changing knee wall height or roof slope) isn’t exclusive to prefab house providers. Prefab companies are often more reasonable in that they reject requests that simply won’t work (for example, a client wanting to subdivide a dressing room so small you can barely move in it – some traditional builders can be quite insensitive about this).

And what do you (plural) / you (singular) think about the statement: “Ytong (aerated concrete) is more susceptible to moisture due to its air pores (capillary action)”
