Hello dear community,

Finally, the time has come! We have started planning and now want to move into our own home. My husband, our little daughter, and I are currently considering what would be best for us and have already looked around a bit. We find modern prefabricated houses really interesting. There are some great options, but now we’re wondering -> Do these houses live up to their promises? Does anyone have experience they could share with us or tips on where we can find more information? I would be very grateful for any response.

There are also bad Mercedes salespeople ;-) Are you trying to imply something with that? In my opinion, it makes a big difference how a salesperson or consultant comes across and how they “sell” their product. Whether the product is good or bad, you probably have to find out for yourself. We’ve had both kinds. For example, a prefab house provider that is not very good at the start definitely builds good houses, but our consultant was a disaster or simply uninterested! I can only recommend to anyone who, like us, is a complete beginner to read a lot online, visit new housing developments, and talk to people. By the way, almost every new homeowner is happy to share information. Just knock on the door if you like something!

Anyone who understands this (our) economic system should know that a salesperson definitely wants—or rather has—to sell “their” product!

An inexperienced home builder may be able to provide information about superficial aspects. However, they mostly lack the technical expertise for the actual “inner” qualities. The number of homeowners who have been deceived is considerable! Don’t worry, I know what I’m talking about! Hardly any construction project I have investigated actually meets the promised, implied, or assumed consumption costs! 😉

There are many bad actors in our industry (sellers), that’s true — but there are also many in YOUR industry, even more than I would like, as I’m currently experiencing again. So please spare me your rude attacks on my profession, unless you can prove here — which you have failed to do so far — that you’re motivated by more than just the “contract”; constructive _free_ help is something YOU have mostly failed to provide in your answers!

... and all houses were certainly only calculated by sellers, no external MEP design involved, right? Wake up already... your industry doesn’t have fewer black sheep than mine — that’s for sure.

Hello Susi,
I can only recommend that you visit a factory-built home center.
You don’t have to take advice if you don’t want to.
I was there about a year ago in Mannheim and had only positive experiences.
Whether it was the advisors or simply being able to see everything in person.
You’ll be amazed at how many great options are actually possible. I was overwhelmed by so many things that I really liked—things I would love to implement myself.
You’ll also get plenty of informational material, so you can research many different manufacturers online. What I also liked was getting an idea of what you can actually get for a budget of XX.
