Hello,

this year we want to build a double garage in Saxony. The building permit / planning permission is already approved. We requested initial quotes last year and were shocked by the prices. Some were as high as 65,000 euros excluding windows, door, and flooring.

Are these prices normal, or should we keep looking?

Best regards,
Micha

As a prefabricated garage, you’re looking at a minimum of 30,000 EUR including foundations and basic electrical supply.

I also think 65,000 EUR is quite a lot, but when I look at the details of the sketch... I wouldn’t immediately record a price much lower than what you mentioned.

I haven’t checked the location, but I assume an average area in central Germany.

Oh, I forgot to mention that the garage will be built with masonry (Ytong).

That was clear already. I just wanted to show you the dimensions. 65 should be fine, plus or minus 10.

I have several concrete offers for solid construction:

they are all just under €50,000 (approximately $54,000) including gate, electrical outlet, water supply/drainage, etc.

Around 45,000 to 55,000 should be sufficient. We are building something similar with a flat roof having a simple slope, using a timber frame construction for just under 19,000, including 2 doors, an electric gate of 2.75 m (9 ft) height, and a slate-clad parapet.

In addition, there are foundations, drainage, paving as the floor, and electrical work (all self-performed).

Solid construction is always more expensive. Just the slab foundation will cost around 5,000 to 7,000.
