ᐅ Large garage planned for new construction

Hello everyone,

We are planning a garage with a large open space for our new single-family house. We are limited by a boundary build and our plot becomes slightly wider towards the back. The garage dimensions would be approximately 6.43 – 6.58 x 6 meters (21.1 – 21.6 x 19.7 feet).

The first quote we received is 32,000 euros, including the foundation slab, flat roof, side entrance door, door to the garden, and an electric sectional door. Is this price realistic, or does anyone have tips for a more affordable alternative?

In my assessment, the price is within the usual range. Doing the masonry work yourself and skipping interior plastering could save a significant amount.

We had a similar issue—the garage is wider at the front than at the back, so we built it as a solid structure. The advantage: this allowed us to insulate and heat it from the start. Now it also includes tiles and a sink. The area is about 36m² (390 sq ft). The cost was around 40,000 EUR.

We also aligned our garage to the property boundary to avoid a dirty corner while still having the house face the street properly. We had heard online about much higher costs and that it might not be proportional, but we didn’t notice that at all. It probably varies from builder to builder...

Here is a brief summary of the details
Dimensions:
- Front of garage: 7 m (23 ft)
- Garage length: 8.49 m (28 ft)
- Rear of garage: 8.23 m (27 ft)

Costs:
- Shell construction including slab: €8,730
- Sectional door 5 m x 2.26 m (16 ft x 7 ft 5 in): €2,829
- Carpenter: €2,800
- Garage waterproofing: €2,000
- Side entrance door: €1,061
- Fire-rated T30 door: €854
- Windows: €580
- Tiles: €1,500
- Screed: €900

Apart from the interior plaster, that should have been all the items. I’m not exactly sure how much the interior plaster cost, but it wasn’t much. The two doors were more expensive because they are additionally burglar-resistant.

All in all, we paid a total of €21,254.

Should it be built with masonry?
We have a garage measuring 6 x 9 meters (20 x 30 feet) as a prefabricated metal structure, with a 6-meter (20-foot) wide sectional door for around €15,000.

Steel garages are also available with a plastered finish. However, steel garages often have condensation problems, which can cause tools and other steel parts stored inside to rust more easily. Owners of these garages can probably provide more detailed information on this.
An alternative would be a timber frame garage. These can either be built by a local carpenter or purchased from prefabricated suppliers (Unibox-Sachsen).
