I thought I’d finally write here after searching and gathering information for quite some time without being able to make a clear decision 😱
We (man, woman, dog) currently live in a house from the 1970s that we completely renovated and modernized in 2012. Since we still couldn’t find peace, we now want to have our house appraised. Depending on the potential profit (maybe for a new plot of land), we would like to build a new home.
I’m currently looking into which company to choose. Our preference is for a prefabricated timber-frame construction. We could do the interior fit-out ourselves (we’re a family of skilled tradespeople) since we need to save on costs. We won’t know the exact budget available until we get the price for our current house and possibly calculate a loss if we have to negotiate a lower sale price.
I mainly wanted to find out if anyone here has experience with companies like these and why they chose one over another. Also, whether everything went more or less smoothly.

Why do you want a timber frame house?
And in which region do you plan to build or sell?

xSelaiahx17 Nov 2014 06:11Hello Yvonne, we have already visited some model home parks and I have received quite a few catalogs, with more still on the way. I know some people who are very satisfied with timber frame houses. I also have friends who are currently building with solid construction, but I was quite shocked by the prices they are paying. That discouraged me a bit because I want to be able to afford it. If I’m wrong, I am happy to be corrected and learn that the costs for solid construction can be comparable. So far, however, I have only received information from timber frame companies. My problem is that searching online is tricky. You read about both very positive and very negative experiences, and it seems you are really forced to hire an additional supervisor for the build. We are located in the Middle Franconia/Bavaria region. Best regards

We agreed on one thing: everyone uses the same basic principles, and many companies operate at a high standard – the technical differences are mostly minor.
In the end, we chose to build with Bien-Z... not least because of their expertise, friendliness, and dedication. We opted for a shell house, meaning the exterior was fully completed (including full insulation), while the interior included only electrical, plumbing, and water connections and piping. The clarity regarding all costs (including any potential additional ones) was also very good.
Other providers only gave vague quotes, and we didn’t hear back at all from a regional solid brick home builder.
As you already said, many offer good products – but the salesperson ultimately makes a big difference.
