ᐅ What should we consider when reviewing a soil survey?

Hello dear community,

we are about to have a soil survey carried out for our plot of land.
We have requested several quotes and received very different prices and approaches.
They ranged from 950 to 2600 euros.
Unfortunately, we have no experience with this topic and wonder what is important when it comes to a soil survey?
Dynamic probing, small boreholes, excavation pits?

To me, as a layperson, it seemed quite comprehensive. Geological preliminary investigation and engineering geological report. Soil composition, groundwater depth, load-bearing capacity, and always recommendations included.

This is one of the firms our general contractor always recommends. So, they are satisfied with them. It wasn’t expensive, so I am satisfied as well.

I am from Bavaria; they are not. They are from central Germany, but travel costs are flat-rate anyway. Try searching for earth and soil.

A quick intermediate question: if a soil survey was conducted as part of the development of the building area, is that not sufficient? Do I specifically need to have a separate report for my own plot?

What are your thoughts on the chemical analysis?

Bodenlaborbericht: Tabelle mit Probenparametern, Grenzwerten, PAK- und Schwermetallen.

This is a contaminant report.
If your plot of land is not suspected of contamination, you usually do not need this.
You need a geological survey and the related foundation recommendation.
In some areas, the soil composition is very homogeneous, so the neighbor’s report might be sufficient.
However, it is generally advisable to have your own report prepared.
The basic option with two boreholes should be sufficient.

The report also contains additional assessments of soil composition, soil function, etc., but these are mostly descriptive.

So, does this mean I definitely need the report and that I could also commission it before the actual house design phase?
