Hello community,

I want to divide two adjacent plots into three.
I would then like to build a single-family house on the third plot.

In the attached file, I have outlined my plans (current situation, division, development).

What is the best way to proceed, and in which order should I carry out the steps?

Here it is again as an image. There is no zoning or planning permission for this street or area. Therefore, the design must fit within this layout. The authorities told me that a 3m (10 feet) setback from the property boundary, a maximum of 1.5 stories, and a 60:40 building-to-land ratio are important.

So, you’ve already taken the first steps. If you don’t want to rely solely on the statement from the authorities, submit a preliminary building inquiry; otherwise

Your planner will take care of the details, of course, you’ll need to involve them for the preliminary building inquiry or the demolition application. I think the project is too complex to cover all aspects fully in the forum.
