Hello

I am planning to build a house exactly three years from now and have already been spending a lot of time gathering information.

Now I have a question about the total costs for a turnkey house.
In many of the catalogs I have at home, some providers also list prices (from...) for turnkey houses.
I understand that such a house usually has no special features (balcony, bay window, etc.) and is far from finished. The fittings and fixtures are certainly not always top quality either.
Who has experience with turnkey houses and can share how much the actual price differed from the price originally stated in the catalog?

Hello,

that really depends on what extras you want. For example, it also depends a lot on the builder. We have just requested a few quotes. For one builder, the chimney costs 2,900€ (approximately $3,100), and for another, it’s 3,500€ (approximately $3,750) — so it’s hard to say. Exterior roller shutters are around 300€ (approximately $320) per window. But you’ll need to sit down with the different builders to discuss. Don’t you think it might still be a bit early to go into such detail if you’re planning to build in three years? Prices will probably be quite different by then.

You should also visit a model home community, for example, and get advice there about what a house might cost or where additional charges may apply. It’s also helpful to compare construction and scope of work specifications.

There is a rough rule of thumb: 1650€/m² (about $180 per ft²) for living space and 1300€/m² (about $121 per ft²) for basements.
However, I'm not entirely sure if these figures are accurate; I think I read them somewhere.

Please don’t be too harsh.

This rule of thumb mainly applies to solid constructions, for example. Additionally, there are different regulations depending on the desired features.
