I am currently considering purchasing the following shell construction, provided the price is right.
For those of you who have experience with building and possibly completing a house, what are your thoughts on this topic? In your opinion, where are the risks, and what other points should I clarify?
I find the large plot very attractive, and the neighborhood is nicely planned. I would probably want to expand the house’s footprint to create additional space on the ground floor and upper floor.

There isn’t much I can say about the house from my side. Inside, it makes a rather good impression, but the exterior appearance is somewhat off-putting. It doesn’t look very professionally done, but that’s for others to judge definitively.
By the way, 310,000 EUR for a house in this condition is quite a high price, especially since there is still a lot of work to be done. Don’t underestimate that. It also seems very small.
Then there is the question of why it is being sold. Is there a defect, or simply a lack of funds?
Make sure to ask to see all documents, including building permits / planning permission, drawings, specifications, and so on.

... and check whether the development plan allows for extending the house. It’s not just about the floor area ratio but also the gable shape and other factors.
Considering the costs of an extension to gain more living space, I don’t think it’s much of a bargain anymore.

You’ll need a professional planner who assesses the current situation, estimates costs, and reviews your requirements. Your ideas for an extension will require a new building permit / planning permission, assuming it’s feasible.
