Hello everyone,

I am currently considering building a duplex and am looking for ideas on how it could or should be constructed to ensure a sustainable building in the long term. Of course, it also has to remain affordable.

On the internet and from building planners, you often hear that "this particular method" is the best, depending on the preferences of the contact person. Perhaps someone here can share how they built theirs or what could be done better or differently, so I can get a clearer picture for myself.

The ecological reality is: a typical detached house requires about 2000 kWh/m² of embodied energy. For 150 m² (1615 ft²), that amounts to 300,000 kWh. Now you can calculate for yourself how long you could heat an existing property with that amount of energy—using gas, electricity, or whatever.

Hmm, Nienburg to Süderelbe is over 100km (62 miles) by car. Would Frankfurt am Main then be considered part of the "extremely densely extended metropolitan area of Hamburg"?

It’s not exactly the commuter belt, but it’s not far from it either... And unfortunately, prices don’t seem to know where the commuter belt ends. The fact that Dow and Airbus are very close by doesn’t help either.

Demolition of a vacant building plot or a house that can no longer be renovated, and building there.
This way, greenfield land does not have to be converted into a building area. Some municipalities offer incentives for this.

First demolish the old and then build new, but yes, basically the same as building new, just with tearing down beforehand?!
