Hello everyone,
I’m new to the forum and just wanted to say hi! 🙂
We have been searching for a house in Berlin for a while now and have already seen quite a few things (damp basements, asbestos facades, etc.). This weekend, we’re going to view a house built in the 1930s. My wife took a photo from the outside that raises some questions. What could be causing this plaster to flake off, and what should I pay attention to during the house inspection?

As a layperson, I would say it feels like it has been or is damp there. Whether due to a leaking gutter/pipe, rising damp, a thermal bridge in the corner, and all this combined with limited sunlight because of the tree.
