My husband and I are beginners when it comes to building and have only recently started looking into the subject. After a long, unsuccessful search and poor market prospects for an existing house, we are now probably going to build or commission a new one ourselves.
What is the best way to approach this?
We plan to visit a model home park in February. Should we already have a building plot in mind and bring a site plan?
Is there a website where various prefab home builders are reviewed? How can you find a reliable provider?

Since you don’t build a house every year, visiting a model home park is always informative – that’s where you really get to see what’s available, what’s modern, and what feels outdated. I know people who go there every six months just to check out the interior decorations :-)
Look for home builders online and request brochures. Also ask about prices. Visit bathroom exhibitions and kitchen showrooms, as they offer plenty of ideas as well.
You need to absorb everything. Also, don’t hesitate to invite home sales representatives to your place: have them calculate costs for you so you understand how much everything will cost. You should familiarize yourself with the technology in advance. A house can cost about one-third more than quoted if you factor in standard heating systems, nice tiles, and a kitchen. Then there’s the foundation slab, which may be included or an additional cost. Have several companies provide estimates for roughly the same house (same size, same technology) for comparison, but don’t sign anything yet! :-)
Salespeople can be persistent, but why not… maybe they even have a plot of land for you. Good luck!
