we are completely new to the topic of house building and are torn between hiring a prefab house manufacturer or building through an architect.
Of course, the costs are a crucial factor.
What experiences have you had?
We visited a prefab house exhibition today and were impressed by Talbau and Keitel-Haus...
Is it possible to hire an architect to prepare a cost estimate without having to pay them upfront, or what is the best way to approach this?

What is the point of an estimate from an architect? Let me explain it simply. An architect can only provide cost information once a certain level of planning has been completed. Usually, this planning results from your requirements.

Beware of filling your dreams with ideas from model home exhibitions and picture collections that the actual plot cannot accommodate. Plots come with geological characteristics (rock, swamp) and legal restrictions (zoning plan or local building regulations, e.g., §34), meaning the freedoms vary widely. This can become frustrating if you fall in love with house type ABC but the plot only allows XYZ.

The latter hit the mark perfectly. You can also work together with an architect when building with a prefabricated house manufacturer.
Lately, when I see how often architects miss the mark with their costs, even when there is a bill of quantities, I think it’s better to build with a reputable prefabricated house manufacturer. And no, I’m not referring to companies that are only known for their advertising like Massa Haus, but rather Weberhaus, Schwörerhaus, and others.
It depends on what you’re looking for. Most prefab house providers target the “classic” demographic: a family with two children.
If you don’t fit that profile and have different space requirements, it can get tight.
In principle, using a prefab house provider is cheaper if you make as few changes as possible to the basic design. In that case, you can even build with Baufritz (an ecological timber house builder offering high-quality timber-frame homes; their base models are relatively affordable, but any changes or customizations are quite expensive). However, if you have very specific wishes and requirements, it often gets expensive even with a prefab provider.
At first, we definitely looked into the well-known prefab house companies and visited several show home parks. But we realized that our requirements and the standard homes never really matched. Custom planning with such a provider usually comes at the local going rate—at which point you might as well do full custom design.
