Good morning everyone,

After further research, I have now come across a topic that seems to be quite common nowadays. It concerns the issue of “prefabricated basements.” Due to financing plans that every homeowner has, it is becoming increasingly common today to omit the basement and possibly move the utility room to the ground floor or elsewhere.

While looking for prices to possibly get some reference points for such basements, I came across the following example list:

Size Shell basement Finished basement Complete basement
10 m x 8 m = 80 m² 19,000 Euros 26,000 Euros 30,000 Euros
11.1 m x 9 m ≈ 100 m² 23,000 Euros 30,000 Euros 35,000 Euros
12 m x 10 m = 120 m² 26,000 Euros 35,000 Euros 40,000 Euros

More detailed information regarding the prices can be found at the following page: link removed

For me, the main focus is to get your opinions and experiences, as well as your assessments. What I have seen so far in the forum is that some have built with prefabricated basements, while others have built without any basement or with traditional poured concrete (“stone by stone”) basements.

The option of two-shell prefabricated basements, which are then filled (poured) on site with cast-in-place concrete, has somewhat positively convinced me, especially regarding waterproofing. You get “formwork-smooth walls,” which eliminates the need for wall and ceiling plaster, saving some money. The electrical pre-installation with empty conduits and junction boxes makes complicated chiseling and laying work unnecessary. This also quickly saves a few euros. Of course, I have also found a few threads in this forum, but they were specifically about a single manufacturer due to defects.

What do you think?

I look forward to your opinions.
Best regards, Andi
