Hello everyone,

We now have the opportunity to build two houses right next to each other (for us and my sister-in-law and brother-in-law).

What do you think, what cost savings could result from this, or which measures should be actively considered here?
  • Same construction company to get a better deal?
  • Potential savings on landscaping/exterior work?
  • Coordinate site preparation?
  • ...

We would be very grateful for any tips or shared experiences.

Thank you very much

Everyone just told us that there isn’t much potential for savings.
If middle houses are built with basements and end houses without, but both have different roof types, then that might be true. However, this is exactly where the greatest savings potential lies: building houses with and without basements side by side at the same time significantly reduces unnecessary extra work.

That would be way too simple...

If you are working together on any topics, you should definitely set clear agreements in advance. We shared the temporary power distribution box, temporary power contract, toilet, water, and carried out the earthworks at the same time, which only caused problems. We also did not fence the plots individually, which turned out to be a mistake afterward because the contractors were not always clear—or did not care—about where things belonged. And when you have excavated soil from the neighbor on your property, it can be quite troublesome and cause friction, even if it was unintentional. We would not enter such a situation again.

Yes, difficult to say, it will probably be negligible. A few thousand if everything goes well.

Are these only neighboring plots or is it a semi-detached house; and are the houses clones / mirror images or different?
Not a semi-detached house, and the houses are probably different as well.

Not very helpful, just coordination headaches and dependence.
Site setup with crane and all the equipment cost around 3000€ (about 3200 USD), I think. In my opinion, that would be the maximum savings.
You can’t expect volume discounts just because of two extra toilets.
