ᐅ Plot near the highway – is it worth it?

Hello everyone,

we found a plot of land in a rural area: sufficiently large, perfect and quick public transport connections to the big city, no high-voltage power lines – there is only one “but”:
next to it runs a motorway / highway A9. The straight-line distance is about 400 meters (about 440 yards). There is a large noise barrier, so the noise level is definitely acceptable.
We plan to build a detached house (solid construction, sand-lime brick), triple glazing, and controlled mechanical ventilation.
We have a small baby, and my concern is the possible air pollution due to the motorway. There is also a large forest nearby.
Do you have any experience with something like this? Or is the distance large enough to be considered safe? Otherwise, this would be an ideal option for us.

If the distance weren’t sufficient, you wouldn’t be able to live in the Ruhr metropolitan area at all. In terms of "noise"—which is just a constant background sound and barely noticeable inside a house—and "air pollution," it’s actually very manageable.

I wouldn’t be thrilled about that either, but I think it depends. How much noise do you actually hear? Are you located downwind most of the time? Are there any rock faces or walls that reflect the sound? And of course, the question of what the alternatives are.

My wife lived for years about 300m (330 yards) away from the A6 motorway.
Whenever I visited her, I immediately noticed the noise from the highway. Unfortunately, it wasn’t just a constant background sound; you could clearly distinguish every truck, motorcycle, and even every high-powered car. It may be true that you get used to it over time, but just like pain, even if you become used to it, it’s still there.
Additionally, there may be issues like rutting and similar road surface wear. I wouldn’t want to build near a major highway. I agree with previous comments that living next to a busy main road can be even worse.
