we would like to get your opinion on our floor plan. The plot measures approximately 31m x 21m (102ft x 69ft), is located on a slope (it rises about 11m (36ft) over the 31m (102ft) length) and borders a woodland area to the south. Neighboring houses are situated to the west and east, and to the north there is a fantastic view over the valley towards the mountains. Unfortunately, from about late November to early February there is no direct sunlight, as the adjacent hill and forest block it. In spring, summer, and autumn, this is not the case and the sun fully reaches the property.
The windows can still be placed freely within the rooms.

Your floor plan seems to have very few details.
Do you already stand in the living room as soon as you enter the door?
Do you have a media unit or something similar for a TV?
Do you have a cloakroom or a wardrobe area?
The "kitchen" looks quite small to me.

The access route to the outside always goes through the entrance / living room. Where will the coat rack be placed? What is the room opposite the front door?
I don’t see any or hardly any space for furniture there. The kitchen is probably too small for an island, at least if the cabinets still need to open properly and you don’t want to reach in from the side.
The dining table next to the staircase is not well designed.
Structurally, this will certainly be interesting as well.

HuggyLilly1 Jun 2014 14:11I would definitely recommend including a utility room in the plans. I also find having the staircase leading up from the living area impractical, as all the heat tends to rise upstairs. I am done with that. In any case, I would also suggest adding an entrance hall or vestibule.
Walls are thicker than a line!
I like graph paper drawings because you can accurately include the wall thicknesses 😀
The living room is a high-traffic area.
For a sloped site, a hillside house should be designed, not a standard house. A standard house would always seem out of place on the site and destroy the qualities of the property.

I want to point out again that with an interior width of 7 meters (23 feet) in solid masonry construction with brick cladding, you end up with just under 6 meters (20 feet) of usable space. For the 3-meter (10-foot) wide kitchen (kitchen units 65 cm (26 inches), 120 cm (47 inches) worktop space between these and the island + island approx. 100 cm (39 inches) = 2.85 meters (9 feet 4 inches)), this leaves 3 meters (10 feet) for the sofa "niche," which would then be located directly next to the kitchen cabinets. Do you want it like that???
