Hello,

I have now received offers from various brokers. Does it make sense to contact the banks directly to get better terms, or is it not worth it?

Ps: Please only respond if you have personal experience 😉

Own experience: the banks that provided a specific (!) offer through the broker do not give you a better deal personally, but rather a worse one.

Of course, this is not a general statement applicable to everyone 🙂

I am financing for the second time through the same broker. In my opinion, he is definitely worth the money. How do you come to believe that you can do better or negotiate better terms yourself?

A broker is not only there to explore the market and find you the best offer, but also to prepare the documents and especially the figures in a way that you get approved.

EDIT: Oh, you again 🙂. Just pick the one who earns the 4-5k€ and that’s that.

So, we took an offer to our main bank and said that if they at least match it, we would finance with them. Our main bank agreed.

Asking questions doesn’t hurt. The worst they can do is say no.

Although I have been a customer for a long time and the whole family uses a considerable number of financial products, the main bank (branch for retail customers) could not (or did not want to) match the conditions they themselves offer—just through brokers. Apparently, the "retail branch" division simply processes fewer financing deals than the "broker" division, and therefore—even within the same group—offers worse conditions than the external broker (who, interestingly, is a subsidiary of a completely different bank, but that's beside the point :-D)

In my experience, the broker conditions are better.
However, you also have to keep in mind that these are commission-based transactions, both internally and externally. This means that if the property/project is already in the system, a second sales channel will be rejected anyway. This is the moment when the broker asks, “Have you already been to so-and-so?”
