We are planning to build a two-family house with a possible granny flat and a basement (watertight concrete shell) due to the proximity to the Rhine River in a new development area in Cologne.
Key data are a 7 m (23 ft) eaves height, which corresponds to two full floors, with a roof pitch of 40 degrees. The buildable area is 12 x 12 m (39 x 39 ft), on a plot of 570 sqm (18 x 31.5 m / 61 x 103 ft).
The ground floor is intended for the older generation, with 3-4 rooms, kitchen, hallway, and bathroom.
The upper floor is for 2 adults and 2 children, so it includes 2 children's rooms.
The attic or basement is planned to contain a small apartment for 1-2 people.
We are looking for ideas regarding the possible floor plan, construction companies, architects, and experiences with prefabricated house providers. Planned start is around the end of 2016. Any tips are greatly appreciated.

Usable basement: EUR 48,000
Basement finished as an apartment: EUR 25,000
All in: EUR 351,500
Two-family house with gable roof, KfW 70 including slab foundation: EUR 300,000
Finished attic (apartment): EUR 15,000
All in: EUR 315,000
For both options, the following costs need to be considered:
Additional construction costs: EUR 40,000
Painting and flooring work in own labor: EUR 20,000
Exterior landscaping in own labor: EUR 10,000 (only the essentials)
Reserve fund for extras: EUR 10,000
All in: EUR 80,000
Now you can probably understand why I suspected this was a test question 😉

What do you mean by usable basement TEUR 48,000 TEUR?
I forgot to mention, it needs a 40-degree (40°) pitched roof.
However, I don't think this will significantly affect your prices.

- no heating
- no plastering
- no painting, no wallpaper
- no residential windows (triple glazing)
- possibly lower ceiling height
So, a basement that can only be used as storage space.

That must be an expensive plot of land.
The additional construction costs listed are all approximate figures that in reality can be somewhat lower or significantly higher. Just because you might not have to pay property transfer tax, which could be around €20,000 for you, does not mean that your remaining additional building costs will be only half as much.
