ghostSince I have not found any thread on this topic so far, I would like to start this thread to collect literature recommendations on the subject of house construction, buying / selling of second-hand properties as well as on real estate as an investment.
I especially have difficulties finding good books on real estate as an investment.
I would be particularly happy about recommendations here.
Due to the current hype around real estate, many books with poor content but titles like “Become a Real Estate Millionaire in 6 Months” are being published in this area.
I will briefly start here:
[House Construction]
Our Homeowner’s Handbook: In Seven Steps to Your Own Home
Stiftung Warentest
Topics: wish list for the house, types of houses, household budget, financing, finding building partners, contract partners, planning and execution of construction
Highly recommended
A very broad overview of various topics.
Our Homeowner’s Handbook: Practical Folder on Financing
Stiftung Warentest
Topics: total construction costs, how much house can I afford, preparing for financing discussions, loan contracts, etc., many checklists
Highly recommended
The checklists are particularly good.
Real Estate for Owner-Occupiers
Gerd Kommer
Basic considerations, financing, special cases, 20 most expensive mistakes
Only conditionally recommended
Gerd Kommer is quite skeptical about real estate.
The whole book has a slightly negative tone because of this, and Kommer makes the reader sense that he prefers a securities portfolio. This book mainly serves as a kind of critical voice that clearly points out a few risks. For me, it is still the weakest book by Kommer.
Buy or Rent
Gerd Kommer
Model calculation on the topic of buying versus renting
Recommended
With Kommer, renting wins by a large margin because he himself is rather skeptical about buying.
That is why he, for example, chooses the historical average interest rate, which is significantly higher than the current interest rate level, and very high maintenance costs. For readers who are specifically interested in this model calculation, it is a good basis.
