Hello.
We are going to buy a plot of land in a new development area that has not yet been surveyed at the time of the purchase contract. The contract states that the survey of the land is included. Verbally, we were told that later on, we only have to cover the building survey ourselves.
Now I am wondering if it is sufficient that the contract only mentions a survey in general. I have read that there are different types of surveys, for example, just a rough survey without setting boundary markers, and other types of surveys as well.
Do you happen to know the specific term for the type of survey that includes everything, including setting the boundary markers, so that we can be sure no unexpected surveying costs regarding the land will come up?

Are you buying just the land or also the building as a package?
I believe what is included now is the subdivision survey.

In my opinion, this also includes the subsequent boundary marking.
The rest should be your private responsibility.
Make sure to clarify this precisely.

Yes, the boundary marker is the property corner stone. However, this is done later because it usually does not survive construction work in new development areas. Before that, only stakes are placed. At least, this is how it is done in our area.

Between the subdivision and the building survey, the official site plan is created, the planned development is recorded in it, and the rough and fine staking is carried out.
Looking at our quote, it’s roughly around one thousand for everything related to the site plan, another thousand for the staking, and another thousand for the survey. The first and last fees are charged based on official rates, while the staking fees are freely negotiable.

A guarantee that the survey means you will receive a clearly defined plot of land with boundary markers and a cadastral reference number registered at the land registry office, at no additional cost. What is always yours is what is related to your house. The survey of the finished building typically costs around 1000,-. If necessary, the staking out before construction starts, which a skilled bricklayer foreman can also handle. Karsten
