Hello!

The building permit includes a condition under item 4 stating that the structural safety certificate must be reviewed by a state-certified expert.

This concerns a double garage to be built in a new development area in North Rhine-Westphalia (NRW).

Unfortunately, the architect, who is also the state-certified expert, is currently stuck in Spain, and we wanted to start construction soon.

However, I also read in the NRW building regulations that this certificate or structural analysis is only required for garages from 100m² (1,076 sq ft) upwards.

What is the actual situation? Do I need these certificates at all when submitting the construction start notification?

Thanks.

You can submit that later! Take pictures of the reinforcement, etc. But just ask him if that would be okay for him. Otherwise, look for someone else.

Try calling the authority. Someone probably selected the wrong text template.

I did today, it's not a mistake, I actually have to submit these documents.

Is there a reason or legal basis for this requirement?
