Hello!
My girlfriend and I would like to build a house.
We already have a plot of land, so the 180,000€ is only for the house itself.
Our rough idea is:

- about 140m² (1,507 sq ft) of living space
- no basement
- gable roof
- garage
- medium-level interior finishing

We have many skilled tradespeople in the family who can help, so we can contribute a lot of work ourselves.

- Masonry for the shell construction (my father and uncle have already built 3 houses)
- Installing roof battens and roofing
- Installing interior doors
- Flooring (except tiles in the bathrooms)
- Wallpapering

These are the tasks we want to do ourselves. Because I work in 24-hour shifts, I have a lot of free time—24 hours working, then 48 hours off. We can also count on experienced helpers, like my father, who built his own house about 20 years ago. However, he couldn’t give exact information about building material prices because much has changed since then.

What do you think—would this be possible? Are there any forum members who have managed to build within this budget?

Yes, it is still possible. It depends on the region. I have no idea what the situation is like in NRW.

However, your relationship must be strong enough for such a project.

Other relationships have already broken down just from choosing wallpaper and tiles.
So imagine what your project might do.

Self-managed construction takes at least 1 year.
That means a lot of stress—on top of work and personal life.

Many things will take longer, cost more, not work right away, or not work at all as expected.

Important topics to consider include:

Provision interest
(external) construction management
Insurance (keyword: helpers)
Fixed-price contracts
Prefab garage (cheaper than brick-built)
and much more.

You also have to stay below the standard to be able to afford something "special" occasionally (for example, electric blinds everywhere).

Due to the current construction boom, you will also find it difficult to get tradespeople.

I see it with friends. It is possible. But he is single and only focused on the construction site.
Because a lot of soil had to be excavated and compacted with gravel, the buffer was already gone.

I would estimate two years. Considering that our purchase from the developer already took a year (from signing the contract to moving in), plus a few weeks before signing and several weeks after (for finishing work, etc.)...

Yes, you should realistically expect around 2 years, which is why "at least" is used.

Also, check with banks or insurance companies that release funds based on construction progress and photos.

For example, once the shell is completed - photo - you can have $70,000 paid out. This way, you don’t have the hassle of submitting invoices.

And you can also immediately pay your helpers (without invoices), who of course do everything for free.
