Hello everyone,

How did you find your house, and how long did the search take? I am looking for a single-family house, a terraced house, or a semi-detached house about 30 km (20 miles) around Münster. Unfortunately, I have a limited budget of around 200,000 to 250,000. I have been searching online for a while now, for example on property portals. I have also sent several inquiries, but the responses have been quite disappointing. Either there is no reply at all, there are already numerous interested parties, or the property is already sold. The market is really very tight at the moment.

Do you have any tips on the best way to proceed or where else I might look? I am running out of ideas. Would using a real estate agent be an option for you?

How long have you been searching before it starts to feel too long to you?

But basically, I have to ask: why show interest by email when in most cases the phone number is provided?

People who are very busy rarely or irregularly check their inbox.
And if they do, you end up exchanging emails for days?

When I was looking for a house myself, I found out that it wasn’t fast enough for me to actually see the house 😉

When I finally bought a house, I realized that most of the incoming emails weren’t really serious inquiries.
Sometimes the callback number was missing, or I called and had to explain first which house it was about. As a seller, I felt like I was the one begging...

Quickly respond to new listings on Immonet or Immoscout and write a brief friendly message about who you are and what you are looking for, instead of just sending the standard text, “I am interested in your offer. Please contact me.” This way, you at least stand out a bit.

Nowadays, properties are not sold to whoever is willing to pay the money, but to the buyer who seems the most likeable and financially reliable among all interested parties.

This might be true for a small number of cases, for example, if family still lives next door or something similar.
But (in my experience) for the majority who move further away afterward and have no connection to the house or the neighborhood, only the price really matters.

I personally wouldn’t give up, say, $10,000 just because I found another buyer more likable. Why would I?

If your area is more buyer-friendly (there is more demand than supply, which seems to be the case), a real estate agent probably won’t help you much, since they can’t just conjure up properties out of thin air.
At best, you could register with agents; some larger agencies have lists to which they send offers in advance. However, that hasn’t helped me much—very little came of it.

I originally found my apartment in the newspaper. It was never listed on any online platform.

I monitored real estate portals for a long time on the side and intensively for two years, setting up search filters. I also looked at what was being auctioned.

In the desired region and with our target budget of around €230,000 (approximately $250,000) for purchasing a house in good condition, the available options were very limited, so we had relatively few viewings.

By chance, I made contact with a sales representative from a home building company at a trade fair and learned about a new residential development in the area. That’s how we ended up deciding on a new build, even though we never originally intended to build ourselves. Overall, it turned out to be somewhat more expensive, but when considering the subsidized KFW 70 loan, lower additional costs, and the greater peace of mind from avoiding major repairs, the monthly expenses were only slightly higher than they would have been with the young pre-owned property we had initially wanted.
