ᐅ How do you evaluate a construction company?

Hello everyone,

Friends of ours have received a very interesting offer from a general contractor. The offer seems almost too good to be true, so we looked up the construction company online. According to Northdata, the company has existed since 2012 and changed its managing director two years ago (probably to his partner). However, the former managing director still acts as the boss and is responsible for planning and selling the houses.

Northdata also shows the network and connections. There is an investment company where the same contact person was managing director until 2018 (also founded in 2012). Now, the same woman is managing director of both companies.

Both companies are registered as limited liability companies with a capital of €25,000 (about 27,000 USD), focusing on construction and real estate sales.

Google provides no references, no client feedback, no building diaries, and generally no information about the two individuals.

This seems quite unprofessional to us, but we don’t want to be overly negative right away.

How can we proceed to get more information? Credit reports?

I’m looking forward to your advice.

You speak in riddles, my friend.
Section 34 of the Trade, Commerce and Industry Regulation limits the general right to freely choose a profession insofar as it requires certain qualifications such as professional competence and personal reliability for operators of hospitals or various financial service providers (including brokers and property developers). A broker should avoid relevant criminal convictions (such as embezzlement, falsification of documents, fraud, etc.)—for that, they do not need a passenger transport license and can fail a background check countless times. If someone ruins their reputation in a regulated profession, they can only operate without restrictions if they have a front person.

And how else would they get those references? Of course, we can drive through current new housing developments, but a house that isn’t finished yet is simply not finished.
Even more so, there are still tradespeople around whom you can ask how often they have worked for this provider. If they are all "new," maybe their predecessors were paid late or poorly ...

He’s basically offering an Audi A6 Quattro at the price of a Dacia. About €50,000 (over $54,000) cheaper than affordable solid construction home builders like Team Massivhaus or Heinz von Heiden.

Of course, I can’t really judge since I wasn’t part of the conversation.
And you can’t find any references at all!

And how else would he get those references? Sure, we can drive through current new development areas, but a house that’s not finished yet simply isn’t finished.

Well, most advertise new development areas. Just drive around and look out for construction site signs.
