ᐅ House too large: what to do with the extra rooms?

Hello,
I probably have a typical single-person problem. I want to buy a house and already have a specific one in mind. But like most houses, this one is also too large. I would have 3 rooms and 2 bathrooms “left over.” There is also a 40m² (430 sq ft) utility room. On the ground floor, I can imagine taking down a wall to connect the bathroom with the kitchen to create a larger kitchen. However, since the house is listed (heritage protected), that probably won’t be allowed, right?

Otherwise, everything fits well with this house, and since I’m generally only looking in an area with about 20,000 residents and want a large garden plus an outbuilding, it’s very unlikely that I’ll find a smaller house.

So, what do you do with too much space?

Because, first of all, you find more necessary information there than you provided. And secondly, the pictures give you a much better impression of the property and the described condition. The people here have made an extra effort to give you the best possible advice.

Opinions you may not want to hear because they might not fit your concept or plan are by no means nonsense.

The users here have good intentions and are willing to spend a few minutes of their time on your house project.

What kind of images are you looking at on Google? Don’t you have any idea what a bathroom or a 40 sqm (430 sq ft) room looks like?
Calling it nonsense, says Musketier, and it is nonsense when users here just google answers to my questions or send me links to run-down houses in the middle of nowhere that I supposedly must buy. I can do that myself. I just want to hear personal opinions from people who are facing the same problem of having too much living space. Like the suggestions about turning it into a fitness room, for example.

The property in question is apparently not the one offered online. I had sent her the link to the listing on immobilienscout24 via private message, but according to her response, it is apparently not the house that was viewed. It is a strange coincidence that many details seem to match at first glance (price, size, location, electric heating, etc.).

BTT:
Possible uses for unused rooms (I have implemented some of these myself or am still planning to):
- DIY workshop (in the basement or an outbuilding, if available)
- Hobby room, e.g., photography studio or for model railways, billiards, table tennis, etc.
- Office for paperwork, computer work, etc., which can also be used as a reading room
- Ironing room, if needed with additional wardrobes and shoe cabinets
- Guest room
- Shared playroom for children, possibly also for nieces and nephews if no own children are present
- Storage room for bulky items that have no other place (suitcases, bags, backpacks, seasonal decorations, kept boxes (e.g., for warranty or for selling on eBay), etc.)
