Hello everyone,
We have the following project ahead of us and many, many open questions...
My girlfriend’s parents’ house is going to be partially renovated on the ground floor.
The situation is as follows:
The house was originally built as a bungalow in the 1970s and was extended upward at the end of the 1980s.
Ground floor: 220 square meters (2,370 square feet).
Upper floor: 150 square meters (1,615 square feet).
The ground floor will get new flooring, new wall coverings, new ceilings, new electrical installation (bus system), alarm system, new windows, a new bathroom, a new gas fireplace, the removal of one wall, and a complete new interior.
All of this will be done to a high standard.
We are currently working on a rough cost estimate and are having trouble assessing the individual trades.
What is the best approach? Should I bring in each trade individually and request quotes?
I plan to do the gutting myself, as well as the electrical work together with a friend. I also feel confident laying the parquet flooring myself.
I already have a quote for the windows (around 20,000 euros, including a new front door).
Looking forward to tips.
Thanks in advance.

First, look for an expert with experience in existing buildings. If they have a background as a mason, even better. They will explain the condition of the property and which measures need to be taken. Often, they can recommend reliable renovation specialists with experience, so an architect may not necessarily be required. In any case, I would recommend hiring an expert to provide ongoing support throughout the process.
Also, talk to the KfW; they offer not only loans but also grants.
I have just completed gutting a property of comparable size. Don't underestimate how challenging that can be!
Whether you can prepare the electrical work with a friend should be clarified with your utility provider. If your friend is a licensed electrician, there is no problem.
How many windows does that include, or is the front door that expensive?
Overall, you should be able to work within your budget... assuming no unexpected issues arise on site (which is common) and we share the same understanding of what "high quality" means ;-)

On the ground floor, new flooring, new wall coverings, new ceilings, new electrical installation (BUS system), alarm system, new windows, new bathroom, new gas fireplace, removal of one wall, as well as all new furnishings are planned.
Everything will be done with high-end quality. And what about water/drainage pipes? Or heating pipes?
