ᐅ Is it possible to build a holiday home on a single-family house plot?

Hello forum,

I have the following offer for a plot of land: a single-family house with a footprint of approximately 130m² (saddle roof / hipped roof bungalow). The preliminary building inquiry was positive.
My idea is to place a holiday home/log cabin on it, which I would mainly use on weekends, for example something like this:


  • External dimensions: 834 x 890 cm (covered area)
  • Base dimensions: 780 x 730 cm
  • Wall height: approx. 252 cm
  • Ridge height: 381 cm
  • Usable area: approx. 46.6 + 19.5 m²
  • Volume: 148.5 m³
  • Roof area: 74.4 m²
  • Roof pitch: 18.6°
  • Wall thickness: 70 mm

My questions regarding this:
-Is this possible according to the regulations?
-Are such houses durable?
-Are they legally and in terms of living comfort suitable for permanent residence?

I consider a 130 m² (1,400 sq ft) plot practically unbuildable.
You have to comply with the permitted roof pitch, etc., even for a very small house (except for a garden shed for tools and lawnmower), and a house with 57 m² (613 sq ft) would require a floor area ratio of just over 0.4. Regarding the walls, I hardly see compliance with the applicable energy-saving regulations, although as far as I know, these generally only apply to year-round residential buildings.

Then the permissibility should be clarified in this case as well (?).
I do not see a permanent residence being possible in such a small house. A permanent residence as the main home would theoretically be possible on the plot, but that would most likely mean that the house would have to comply with the energy-saving regulations.
How did you describe the building in the preliminary building inquiry?
