ᐅ Floor Plan for a Single-Family House, 7 by 12 meters

Hello everyone,
we are new to the forum and just at the beginning of our building project. Maybe some of you could offer us a few tips.

The plots suitable for a single-family house are unfortunately quite small, and according to the plans, we can build on a maximum of 7 x 12 m (23 x 39 feet).

The requirements are:

Gable roof with 45° +/- 3°
Up to two floors allowed.
Maximum building height is 10 m (33 feet).
Knee wall height is not specified.

On the ground floor, we want an open layout if possible.
A straight staircase would be nice.
Upstairs, we need space for three children’s bedrooms plus a master bedroom and a bathroom.
An attic crawl space under the roof would be sufficient.

Does anyone have suggestions, experience, or feedback with this kind of project?

How many square meters (square feet) are realistically possible with these requirements when building to current energy standards in solid construction?

7 by 12 gives me 84 sqm (900 sq ft). If you plan 40–50 sqm (430–540 sq ft) for the living room/kitchen/dining area, that would still leave about 25 sqm (270 sq ft) for mom and dad. In the maximal version, almost 10 sqm (110 sq ft) would remain for the hallway, guest toilet, and wardrobe. Not everyone has to plan such a huge bathroom like we did :P

12/13 sqm (130–140 sq ft) already go to the exterior walls...

Rule of thumb factor 0.78. When trying to fit many rooms in, it tends to be lower. You won't find more than 65 square meters (700 square feet) of living space per floor. Possibly a bit more downstairs (with an open layout), and rather less upstairs.

Our building plot was not very large either... in the end, we built 7.70m x 11.20m (subtracting 32cm (13 inches) wall thickness on each side... so the interior is more like 7.05m x 10.55m (23 feet 2 inches x 34 feet 7 inches) with 1.30m (4 feet 3 inches) knee wall height.

We have a total of 130 sqm (1,399 sq ft) of usable living space (excluding sloped ceilings) and 138 sqm (1,485 sq ft) of floor area (including sloped ceilings).

We only planned/built 2 kids' bedrooms.
