ᐅ Floor area ratio for permit-exempt buildings

Does the floor area ratio need to be considered for buildings that do not require a building permit / planning permission? Am I allowed to construct a carport that does not require a permit even if the floor area ratio has already been exceeded? Conversely, does such a carport count towards the floor area ratio if I later apply for projects that do require approval?

Basically, the floor area ratio may be exceeded by 50% due to ancillary structures that are not connected to the house, according to Section 19, Paragraph 4 of the Land Use Ordinance, but only up to a maximum of 80% of the plot.

However, this can be excluded in the development plan, as is the case with my property.

You must always comply with the regulations. The only difference is that in one case, someone checks the plan, and in the other, they do not.

Yes. But first, you need to know which regulation actually applies. As mentioned before, Section 19, paragraph 4 of the Land Use Ordinance may have been excluded in the development plan. In that case, the total built-up area must fall within the floor area ratio.
