Am I allowed to construct a carport that does not require a permit even if the floor area ratio has already been exceeded? Conversely, does such a carport count towards the floor area ratio if I later apply for projects that do require approval?

xMisterDx19 Mar 2023 10:17Basically, the floor area ratio may be exceeded by 50% due to ancillary structures that are not connected to the house, according to Section 19, Paragraph 4 of the Land Use Ordinance, but only up to a maximum of 80% of the plot.

WilderSueden19 Mar 2023 12:32You must always comply with the regulations. The only difference is that in one case, someone checks the plan, and in the other, they do not.

xMisterDx19 Mar 2023 13:01Yes. But first, you need to know which regulation actually applies. As mentioned before, Section 19, paragraph 4 of the Land Use Ordinance may have been excluded in the development plan. In that case, the total built-up area must fall within the floor area ratio.
