we built with Town & Country in 2021 and have recently grown in size, so we realize that an additional room would be beneficial. Has anyone been through something like this and can help me understand how much it might cost?

We would like to add 30-45 sqm (320-480 sq ft), with a living room and a hallway. 30 to 45 sqm (320 to 480 sq ft) will cost roughly 90,000 to 135,000 EUR. It would be helpful to know the structural situation (floor plans, site plan, building envelope, zoning plan). Adding onto a gable side is quite different from adding onto an eaves side, and both options are usually less expensive than adding an extra story or raising the roof—but only rarely do the permitted building measures allow all these options. Another alternative—assuming the technical and legal requirements are met—would be to place a mobile home or tiny house (one manufacturer calls it a "flying space") next to the main building. I didn’t find a completed questionnaire in your post history—how else should we be able to answer your question?

Teimo198828 Feb 2025 14:31In 2021/2022, we added 45 sqm (484 sq ft) to the ground floor on the gable side. It is a single-story extension with 42.5 cm (16.7 inches) brick walls and a concrete ceiling. The shell construction, flat roof waterproofing, and windows probably cost around 60,000 euros. Minor work was done by ourselves (ceiling insulation).
I don’t have isolated numbers for the interior finishing because we also extensively renovated the existing 120 sqm (1292 sq ft) ground floor, and a lot of work was done by ourselves.

Usually, building boundaries on the plot set many limits; often, the permissible floor area ratio is already fully used when building the house. Or there may be subsidies that restrict the living area or similar. Take a look at your building plans— the drawings should reveal a lot.
