Hello everyone,
I am taking over a plot of land from my parents that has a small house ready for demolition.
I want to build a new one on it. However, I lack fundamental knowledge.
Questions range from... Insurance topic: How should I insure the house demolition to cover potential damages to, for example, neighboring houses?
to How much can the entire project cost without risking over-indebtedness?
and up to: Does it make sense to hand over demolition and construction to a company?
What should the scope of work look like when the house is demolished (demolition and removal—this term can mean different things to different people)? What does a professional demolition look like in order to be able to build new afterwards? ..etc.
Will I get answers to these questions in an appointment at the consumer advice center?
Can they provide me with basic knowledge?
I am just starting out, and I really don’t want to approach this with half-knowledge.

Demolition is a specialized trade (and area of expertise) in itself. Usually, having the builder also do the demolition ends up costing more, not less. And vice versa, finding a demolition contractor who is also qualified as a builder ...? Forget about it, we can tell you’re an amateur even without those kinds of daring experiments.

I am at the very beginning and really don’t want to approach this with half-knowledge. Build the house only on your own land.
A notary can assist.
There are builder’s insurance policies; some general contractors include them.
Demolition should be carried out by a demolition company.
Budget: gather your income and own capital and take them to a loan broker.
Separate demolition and new construction.
How will the plot look afterward? Usually quite messy, and the company doing the earthworks and foundation/basement will need to tidy up later.
Check with the local building authority what is allowed to be built.
Zoning plan, Section 34.
Remove the heating system from the shed. I also doubt that it is still permitted there.
Familiarize yourself with the energy saving regulations (energy performance standards).

CarstenMull2 Mar 2020 08:25My wife and I recently built our house, and we are very satisfied with it. At first, we had many unanswered questions and didn’t really know who could answer them. Fortunately, we were very lucky. Through a colleague, we met a consultant who helped us determine the overall budget, find the right developer, create the design, and handle all the building regulation questions. In the end, he settled his fees directly with the developer since he had already provided some services for them — so it was free of charge for us. We would definitely do it this way again and can only recommend it to others.
As mentioned before, first identify and separate the different topics, because advice on each of these is available elsewhere! At a minimum, I see:
1) Transfer of ownership – notary
2) Possible construction/loan amount – financial broker
3) Everything related to building – a specialist in this field, familiar with construction management or project development, who knows all the aspects that need to be considered
