Hello everyone,

I have been following for a while, and now it’s getting serious for us as well.

For those who prefer custom designs or have higher expectations, my topic might be a bit annoying, because for me, it’s about building as affordably as possible.

We already have a plot of land.
For the house, we are now looking for a provider offering standard materials. Town & Country seems to be going in the right direction for us, but understandably, the 24 cm (9.5 inch) wall thickness is a bit off-putting. Of course, they offer thicker walls on request, but I don’t know the prices yet. I suspect the price increase will be significant.

Therefore, I’m wondering if anyone knows of a prefab house manufacturer that uses an affordable masonry material—possibly aerated concrete prefab houses with already prefabricated walls or panels (ideal for off-site manufacturing)—with a wall thickness of 36.5 cm (14.4 inches), as the plan is to build a monolithic structure. If this also comes from a “major” provider that normally offers the 36.5 cm (14.4 inch) walls, someone experienced in this area, it should be possible to get close to Town & Country’s pricing structure. The prices for a self-build house from Ytong seem too high to me, and honestly, I simply don’t have the time for self-building. Perhaps there are alternative providers. Has anyone had experience with this?

It can’t be that nowadays you only get a reasonable solid house for over €300,000 (house price only)! We don’t need more than 130 m² (1,400 sq ft).

Maybe someone has an idea!?

With Town & Country, you can also stay well below 300,000 in pure house price even with the upcharge for the 36.5 cm (14.4 inches) brick... especially with "only" 130 m² (1,399 ft²) of living space.

Why not ask for the additional cost first!?

You’re assuming upfront that it will be expensive and looking for a cheaper alternative. However, “expensive” and “cheap” are not clearly defined with specific numbers here.

Other suppliers will also charge extra for 36cm (14 inch) walls. Even if that is considered standard, it will be factored into the price calculation.

If you want to buy more bricks (by volume), you will have to pay accordingly. I hardly believe that any supplier buys large quantities of 36cm (14 inch) bricks especially cheaply just because it is their standard.

You should take a look at the providers in your local area; they usually work with local craftsmen and the prices are reasonable.
