Hello.
I am interested in buying a house in Hungary, which shows the cracks documented in the photos – for better visibility, each respective link can also be clicked.

Here are some key details I have learned about the house:
- Approximately 60 years old (built around the mid-1950s)
- The roof was replaced about 10 years ago (around 2006), including rafters and tiles
- In the Google Street View from July 2014, the cracks are already visible – without significant change in the last two and a half years

Inside the rooms, there are also cracks everywhere, mostly parallel to the ceiling, but also some larger cracks near doors, which I believe were more diagonal. There are also many cracks in the ceilings. Unfortunately, I was not able to take any photos of the interior walls and ceilings.

Do these cracks look like they could affect the structural stability?

I would be very grateful if someone could provide expert advice regarding these cracks.

Thank you very much in advance.

The seller is asking for just under 50,000 €. I should add that the house, with 100 sqm (1,076 sq ft) of living space and a 660 sqm (7,104 sq ft) plot in a good location, is already appealing. However, you probably have to pay more for the location here ... (and possibly because I am a German buyer, but I don't want to make any assumptions about the seller).

It's purely out of curiosity: why do you want to buy the house?

Because I need accommodation.

Oh, or do you mean why exactly here?

An expert might cost around 300€ (about 320 USD), so it’s not that expensive.

However, without being able to assess the cracks, I got stuck on the statement about the good location. Since I don’t know where it is... and I am even less familiar with the price per square meter (square foot) of the land: could it be that 50,000 corresponds to the value of the land and the building itself is simply ready for demolition???

No, that sounds about right. The plot size probably doesn’t matter much here. Prices in Hungary have risen significantly, but this seems accurate. Do you find the cracks that bad or is the price particularly low?
