Hello everyone,

We are still undecided about whether we want or can build with a basement. The reason is quite varied cost estimates from different consultants and advisors in our private circle, especially regarding the earthworks costs, since from about 2 m (6.5 ft) depth the soil class 7 (compact rock/sandstone of the Devonian) is encountered here.

Perhaps you have opinions or experience regarding the cost of earthworks (excavation and disposal to a landfill)? Here are the details from the soil report:

Construction location: Rhein-Sieg district (60 km (37 miles) east of Cologne)
Ground floor area: 10 m x 11 m (33 ft x 36 ft)
Up to 0.3 m (1 ft) depth: soil class 1/topsoil
0.3 m to 1.2 m (1 ft to 4 ft) depth: sandy silts (soil classes 2-4)
1.2 m to 1.8 m (4 ft to 6 ft) depth: soil class 5 clay and rock fragments
1.8 m to 2.0 m (6 ft to 6.5 ft) depth: soil class 6 weathered rock
From 2.0 m (6.5 ft) depth: transition from soil class 6 to soil class 7 compact rock

The foundation base is planned at -3.20 m (-10.5 ft), so in weathered rock/solid rock.

Best regards and thanks

Hello,

The basement is off the table for now, since two prefabricated house companies have quoted us costs of about 50,000 to 60,000 euros for the waterproof structure including interior finishing, plus approximately 20,000 euros more for the excavation work with soil class 6/7. So the total of 80,000 to 85,000 euros is a bit too much for us...

Understandable – with those quoted costs, others could buy a small condominium as an investment.

If I remember your initial question in this thread correctly, the main house isn’t actually supposed to be that small? With smart planning and one, possibly even two, garages each about 3 x 9 meters (10 x 30 feet), you can store all the “stuff” that would otherwise just sit in the basement.

With the money saved this way, you can realize a lot of nice things above ground; so don’t be discouraged.

Best regards
