Hello,
we found a nice plot of land, but some changes need to be made through a preliminary building inquiry. If I am not mistaken, only an architect is allowed to submit such an inquiry to the responsible building authority. My question is, approximately how much would it cost to hire an architect to submit a preliminary building inquiry?
I would be very grateful for an answer.

First of all, a building inquiry (preliminary building approval) cannot change the conditions for development. To do this, the zoning plan would need to be amended – such a process usually takes 3 to 5 years with an uncertain outcome.
The building authority often prefers the path of a preliminary building approval when construction is to be carried out under § 34 and the possibilities need to be explored in advance. You can always submit a preliminary building approval yourself _without_ an architect. Simple dimensioned plans and elevations are usually sufficient.
