ᐅ Building Project: Who Will I Work With to Build My Tuscan-Style House?

Dear Homebuilders,
I plan to build a house in Tuscan style because I think the practical, simple square design is more cost-effective than adding gables and dormers.
The plot is available, with a building area of 23 x 12 meters (75 x 39 feet).
I want to build on the ground floor one apartment for myself with about 120 sqm (1300 sq ft), including a living room, dining area, kitchen, and guest toilet for the tenant. On the first floor, I want one guest room with a shower for myself and three bedrooms, one bathroom, and one shower room for my tenant. However, everything should be completely separated so that the tenant and I have entirely independent areas. I have also considered possibly building the tenant’s area on the ground floor as an extension or an L-shaped addition, because the first floor does not need to be as large as the ground floor. A basement would be nice, but it depends on the cost.
Does anyone have an idea of what this might cost or suggestions on how I could design it?
I am also considering whether to build with a developer or a general contractor (what is the main difference?), or if an architect might ultimately be more cost-effective.
Any ideas are much appreciated.

The contractor I am considering is located 60 km (37 miles) from my building site, which still seems manageable. I plan to have the plumbing and electrical work done by local companies so that I always have a contact person for these tasks nearby.
About five weeks ago, I visited a general contractor in the Hamburg area, but the offer promised after 14 days is still pending.
For now, I am waiting for offers from the property developers and HOPEFULLY finally for the clearance from the unexploded ordnance register.
