Like many here, I have the desire to own a small house.
I have now found a plot of land for 160,000 euros with 600 sqm (6000 sq ft) (not yet purchased). This is about 270 euros per sqm (25 dollars per sq ft), which is roughly 50 euros above the market value for our region. However, calling it a “market” would be an exaggeration since there is hardly anything available. A few sellers are even offering their plots for 350 euros per sqm (32 dollars per sq ft). The cheapest new house for sale in the area costs 420,000 euros (about $460,000) (120 sqm (1300 sq ft) house on a 240 sqm (2600 sq ft) plot). New condominiums with 3 rooms range from 270,000 to 360,000 euros ($300,000 to $390,000).
My wish:
To build a small single-family house without a basement, around 100 sqm (1076 sq ft), completely finished for 240,000 euros (about $260,000).
Do you think this is realistic?

- A new condominium with 3 rooms / 70 sqm (750 sq ft) now costs at least 270,000 euros, and if it has 4-5 rooms and about 100 sqm (1,080 sq ft), then it is 360,000 euros or more. A little closer to the city and you can add another 30,000 to 50,000 euros.
- Used condominiums are about 40,000 euros cheaper but date back to the 1970s and often require significant renovation.
--> This means: For an additional 150 to 250 euros more in monthly mortgage payments, my own small house could come from the condo in a 20-unit residential building.
- I am not planning for a family, but initially just for myself, as I am single. If necessary, the house could be extended later if I need more space for a family with a future partner (who may also eventually be able to contribute financially).
- Together with my equity, 400,000 euros is my limit. I could manage an extra 10,000 to 20,000 euros if needed, but definitely not 50,000 or 100,000 euros.

Honestly… build bigger! It doesn’t have to be 180 square meters, but 120 square meters (1,292 square feet) is enough to comfortably live there with your partner and children even 20 years from now.
It also really depends on the builder. We are building for 230,000 (180 square meters / 1,938 square feet). However, there are many additional costs on top of that. In the end, we will be around 430,000 including the plot of land.
So yes, it is doable. But then you won’t be building with Viebrockhaus, rather with Town & Country or Heinz von Heiden.

We had our house built last year for just under 200,000 euros.
It was fully ready to move in, with a size of 121 sqm (1300 sq ft).
However, this was in Austria.
As mentioned before, this price does not include any outdoor areas, which we are currently working on, and I am shocked every time by how much the additional costs add up.
