our scope of work description includes the following:
Construction Management
The contractor assumes the tasks and responsibilities of on-site specialist and overall construction management for their services under this contract. As part of the overall construction management, the contractor instructs and schedules the subcontractors and trades. The specialist supervision of the individual trades is the responsibility of the respective owner or managing director of the executing trade company. During the agreed overall construction period, coordinated site inspections with the client and specialist supervisors are conducted regularly according to the construction schedule. During construction, the local specialist supervision lies with the individual trades.
What does this mean in practice?
From other references, we have heard that the general contractor is rarely seen on site. Most communication apparently takes place directly with the subcontractors. However, we have had a positive impression of the general contractor so far and are a bit uncertain, especially because the company works regionally, but not directly in our area, rather in the neighboring district.
