Not every banker finances houses, let alone reads a construction specification.

I went there again today to take measurements. The plot section intended for me measures 15m x 36m (49 feet x 118 feet). According to Boris NRW, the standard land value there is €180 per m² (approximately $17 per sq ft). That amounts to around €97,000.

And yes, there is already a house on the plot which my mother currently lives in.

The ground is not completely level; a tree and a garden shed will probably have to be removed.

Will your area be separated so that it becomes a separate plot according to the land registry?
Are you even allowed to build an additional house there?

I can only advise you to carefully review and check everything thoroughly. When it comes to family, I would even double-check. If something is wrong, it can quickly lead to conflicts.

Be prepared for the fact that property transfer tax will still be due on the full 100,000€.
