loeweblnHello everyone, after extensively reading many posts and various personal experiences, I am a bit confused about choosing the right construction company.
A brief introduction to us... young couple in our mid-30s, no children and no plans to have any – net income around 7,000 € per month (about $7,500) plus additional bonuses, with an increasing trend. According to our financial advisor, we can easily afford financing of 650,000 € (approximately $700,000). We also already own a plot of land in Berlin 12621.
Now to the question: Are there any recommended builders in Berlin/East who construct city villas of about 150–180 m² (1,615–1,940 sq ft) with a basement and double garage? For every company we've considered, we’ve read horror stories. So far, we have looked at: Okal Haus, Helma, Roth, Kampa, Allkauf Haus, Heinz von Heiden, Town & Country.
We would greatly appreciate any specific recommendations.

We would really appreciate specific recommendations. The horror stories seem to be mostly about the big names. On the positive side, I think it’s good that you are considering both “solid construction” and prefabricated builders. There are plenty of concrete recommendations and warnings to read in this moderated section “Experiences with construction company XYZ.” As the capital, Berlin has a relatively uniform building cost level, so it shouldn’t matter whether the contractor is located in the former Soviet sector or the “West.” Including Brandenburg, you should be able to compile a list of a dozen providers. Perhaps @Tolentino or some other Berlin home builders can share who their general contractor is. I don’t recall any regional “timber builders” right now. While I prefer owner-managed construction businesses, I could imagine that Town & Country or Heinz von Heiden even have several partners to choose from in the surrounding area. Is a detached villa only your preference, or has it already been positively confirmed that the zoning plan allows it?

Unfortunately, I cannot give my general contractor an unconditional recommendation yet (the foundation slab will be poured on Thursday). Is the plot of land already available? In Berlin, the situation is such that choosing a builder is rather secondary. Free plots are scarce, and it is more common that depending on the preferred location, you have very limited options. This is because both large and small companies have long since divided up the market.
