ᐅ Building on a Tight Budget: Is It Possible?

Hello,

Actually, we have been looking for an existing property since last summer. According to our mortgage broker, we have a budget of around 300,000 (all-in), which a bank is likely to approve.
The market here in Schleswig-Holstein has also become very tight, and the houses on offer are often in need of renovation, so you easily exceed the budget (especially since many city dwellers laugh at our house prices and like to secure a holiday home here).
Now the question is whether it would be possible to build a house within our budget (assuming we can get a building plot). Our requirements are not very high; it doesn’t need to be a huge house. 120 square meters (1300 square feet) would be completely sufficient.
In a neighboring village, plots are currently being developed. The price isn’t fixed yet but is expected to be below 100 euros per square meter. The plots are about 700 square meters (7500 square feet) in size. Unfortunately, we have no experience with this topic at all, and I definitely don’t want to miscalculate.
We can only contribute limited personal labor. We are not unskilled, but both fully employed with a child, dog, and horse. What are your thoughts?

Territorial reforms are generally a matter handled by the states or regions; the initiative usually comes from the state government – possibly at the district authority level – and is carried out without much emotion. There is little room for political debate: it is determined which municipalities are too small based on the development plan to maintain independent administration. Then they are asked to initiate a merger, including selecting their own preferred partner, and if they do not comply, a forced merger is imposed. The idea that they would avoid this by already looking for a partner now, to prevent becoming too small in five years, hardly happens in reality: the fact that Oberrieslingen and Unterrieslingen are not willingly merging has deep-rooted reasons that still elude Pastor Köster ;-)

At the moment, I hardly see any path forward, let alone the willingness for it. No current politician would dare to initiate a major regional reform. Turning neighboring suburban municipalities into city districts triggers a lot of resistance. Even today, "Free Harburg" stickers can be found south of the Elbe, and the green Altona would probably like to return to its Danish roots.

The problem of "forced mergers" into huge municipalities in rural areas is, of course, a different issue—not really related to the lack of space and land prices, since there it’s usually a question of too few residents rather than too little space. 😉

Exactly: where the situation is the opposite, there is no pressure from the political administration to take action. However, without merging administrative units, there is no basis to involve the Villariba residents in the development of Villabajo’s zoning plans.

unfortunately, yes. But there are several options.
Money is being invested in the house near Hannover – deductible due to rental purposes.
Moving expenses are deductible because of my wife's job-related transfer; hopefully, it doesn’t matter why she was transferred.
Health insurance can be paid up to three years in advance – for more information, you can find good details at "Der Privatier (dot) com."
Let’s see what else the tax advisor comes up with.
