Tichu78Hello,
we want to build our own home and have finally been offered a plot of land that truly suits our needs.
We were introduced to the plot by a general contractor and have already spent several hours on planning and developing ideas. So far, everything has gone very well, the chemistry is right, and the general contractor understands what we want! However, we have not yet received a fixed-price offer from the general contractor. We are buying the plot from a private seller.
The general contractor worked as an employee at Kern-Haus until a few years ago and has now decided, in cooperation with Kern-Haus (shell construction), to manage turnkey projects independently. We would very much like to have the shell construction done by Kern-Haus. I am now wondering what the advantages of a general contractor (GC) compared to a general subcontractor (GS) are. We could also build directly with Kern-Haus and save the money for the GC.
We have an appointment with Kern-Haus next week, and I want to get an offer from them for comparison.
The decision whether to go with a GC or GS is certainly not only dependent on price. Security is also very important to me. I imagine it might be much riskier to build with a small sole proprietorship than with a medium-sized company. I also cannot assess what disadvantages might arise if there is insufficient expertise.
We are also considering hiring an independent construction advisor from the Bauherren-Schutzbund eV for added security. However, this would also mean additional costs.
I still need to clarify to what extent an independent architect would be an option.
What are your thoughts on this situation?
Regards
Sven
