Hi Forum, I hope I’m posting in the right section.

Today, we have an appointment to inspect our single-family house (existing property) that has been cleaned out and swept, so we can give the bank the approval to release the payment.

What should I pay attention to? Is there perhaps a checklist? The only thing a colleague mentioned is to note the meter readings and have them confirmed with a signature.

If a proper inspection of the various trades was not carried out during the construction phase, you won't be able to do much more than follow the colleague’s recommendation and check obvious things, such as inspecting the window glass for scratches.

Are you conducting the inspection alone or will you be accompanied by an external expert? Unlike a layperson, they can identify some defects even in the finished state. For example, they check the windows by tapping on the areas where laminated safety glass (VSG) has been installed.

Hello construction expert,

No, I'm going alone. But I did have a friend (architect) with me at the viewing appointment, who took a close look at several things.
It’s not an inspection, more of a handover. We bought the house, built in 2003, and the seller has now moved out.

Sorry – I overlooked that this is an existing property.

At this point, it’s too late anyway since it’s already been purchased. Only hidden defects or those that were deliberately concealed can still be challenged; otherwise, the notarized contract applies, along with the actual recording of all meter readings.
