ᐅ Additional construction costs for earthworks according to the soil report

Greetings,

we have received our soil survey report and are now trying to estimate a rough position for the earthworks to include in the financing.
Attached is the result of the survey.

We want to build with EcoSystem Haus. The consultant mentioned that we should plan for about 5000€ more. A 30cm (12 inches) soil replacement is already included in the building specification in the survey report.

What do you think about the 5000€—is that realistic?

Then you need to compare it with your contract; you only pay separately 0.50 per cubic meter (0.50 per cubic yard) for excavation.

What about the finished floor level? The surveyor has "approved" this. If it fits into the surrounding area, you might be able to plan the slab at a lower level? That would reduce the amount of material delivered... However, this would affect the planning significantly (considering exterior work, etc.), so it might already be too late for that.

Have the general contractor provide you with an offer, referring to approximately 5,000 €... I’m curious whether it will be a 1 or a 2 in front of that number. If in doubt, get your own offers. The general contractor’s service (removal of 30 cm (12 inches) of soil) is minimal; if necessary, contract everything yourself, including most of the disposal.

That sounds possible.
We had to replace soil over an area of about 10 x 15 m (33 x 49 ft) to a depth of around 80 cm (31 inches). The contract specified 30 cm (12 inches) of stripping, but without removal. There was a small basement, and its demolition and backfilling were separately agreed upon. Otherwise, we had a mix of sand and debris (from a previous house on the site; in the past, soil and waste were often buried rather than removed if they didn’t cause problems). We paid approximately €5,500 for the soil replacement.

Thanks, that sounds reasonable.
Our construction advisor said that because of the missing height reference, we can’t get a concrete offer yet and only after planning is completed. But my father knows some civil engineering companies and will just request a quote for replacing soil over 10 x 12 m (33 x 39 ft) to a depth of 80 cm (31 inches).

My father once easily obtained a cost estimate for an 80cm (31.5 inches) excavation over 110m² (1,184 ft²), including backfilling and compaction. The price was around €5,300. It should be acceptable.
