I want to sell a part of a plot of land. As a result, the remaining portion will become a lot without direct road access.
The buyer intends to initiate a zoning plan process to create building plots. Please see the sketch.
To ensure that my remaining land isn’t permanently cut off from the outside world, an access route from the future road in the development area should be planned to reach the land behind (see sketch “potential access route”).
Now I have an important question: what are the legal minimum requirements for such a road or access route regarding width and surface quality, so that the area behind could eventually be designated as building land?
The land behind measures approximately 15,000 sqm (161,460 sq ft).
What regulations exist, for example, concerning emergency vehicle access, etc.?
In the sketch, I have marked the existing public road and highlighted the beginning of the plot behind in blue.

You could have also asked your current additional question about the minimum width of a two-lane private road somewhere there. However, as I already mentioned, this is not something that a professional property developer would ask for the first time in a forum.
