ᐅ Planning to build a house: what budget should you expect nowadays?

Hello everyone,

I would like to get a rough estimate in advance of what we might expect for a future house.

In our former rural hometown, building plots will soon be developed. Due to the current situation, almost all previously reserved plots have become available again.

We have an appointment soon to discuss the building plots. They are all between 500-650 sqm (5382-6997 sq ft) in size and are supposed to cost between €160-180 (per sqm), which is quite high for this location.

Is it still possible to negotiate prices, or are the local authorities strict? We are considering buying two plots to reach about 1000 sqm (10,764 sq ft) in total.

The plot would be purchased without taking out a loan.

What are the current prices for a single-family house with two full floors and a basement in a higher-quality finish?

Since I am currently self-employed, my income fluctuates significantly. The business is planned to be moved into the basement. Of course, this still needs to be approved by the local authority to see if it is allowed.

It is an online shop with current pre-tax profits of €400,000 annually.

Maybe you can give me a brief outlook on the upcoming project.

Oops. I quickly searched for Rabenau on Google, and it prominently shows the one in Saxony 😉

That could be an issue for the bank! Self-employment usually needs to be stable and established over a longer period of time. Especially fluctuating figures are often not negotiable. Then there is the „online shop“ sector, which is often seen as a short-term venture… I would first talk to the bank to see if you even have a chance.

4.1 Type of land use in the planning area
All of that is not actually in the zoning plan, but under section 4 of the land use regulation. Usually, the zoning plan specifies the restrictions. Because it’s exactly those daily deliveries and regular trucks that disturb the other residents.
As for the price: it depends on what you consider upscale. Since a normal standard costs about 3–3.5 thousand per square meter, you should estimate around 4–4.5 thousand.

It is stated in the zoning plan, although the link has since been removed. Here is the relevant excerpt (I hadn’t read everything beforehand).
Unfortunately, I cannot copy and paste because the PDF is protected (and I’m currently not in the mood to bypass the protection).
This is the zoning plan of the municipality of Rabenau, district of Geilshausen. Residential area "Im Löndörfer Feld."

So, it is actually permitted, but specifically not allowed here (definitely not).

I agree, first talk to the bank about the maximum loan amount you can get. But since there seems to be a lot of equity available, that should work out rather positively.

“other non-disruptive commercial enterprises”: To me, that sounds very vague. But maybe it’s a standard wording meant to keep noisy industry away. Many people consider trucks disruptive. Families with children definitely want to live there.

What kind of trucks are we talking about here? More like 7.5 tons (8 tons) or 40 tons (44 tons)?

Basically, there’s only one option: schedule an appointment with the city authorities, present your plans, and ask if this is acceptable.

Skimming through also indicates a mixed-use area?!

Accordingly, commercial use could of course be possible.

However, I also read about the slope and issues with the foundation. While the fact that building has become more expensive is likely a reason why prospective builders have backed out, it is certainly also due to the area not being straightforward (slope, groundwater).

"Other non-disruptive commercial enterprises" are explicitly prohibited! (See excerpt). The wording in zoning plans is, in my opinion, often deliberately or incompetently expressed in a way that is difficult to understand :-(
