I’m new here but have been reading for a while and have already learned a lot of interesting things. Thanks for all the valuable information!
We are facing a major issue regarding overall construction management.
Our house was designed by an independent architect and is now being built by a well-known prefab home company (timber frame construction, turnkey).
Until now, we assumed that the site manager from the home builder would take care of the overall construction management (included in the total price), but unfortunately this is not the case. It would only be possible for an additional (significant) fee.
If our independent architect were to take on this role, that would also be very expensive. Honestly, we did not expect such a large additional cost.
So my question to you: Does anyone know if, for building approval, it would be sufficient to hire construction monitoring from TÜV or Dekra? That would be much more affordable. Although this would only involve occasional inspections, maybe that could be enough.
Perhaps someone has experience with this and could offer some advice.
