Hello everyone,

We built a single-family house on my parents-in-law’s meadow and have been living here for about a year now. Meanwhile, we have made progress with the garden landscaping and are now facing the question of fencing.

Currently, a new residential development is being built adjacent to the back of our property, and three other properties border our plot.

Since we don’t want to or can’t wait for the entire construction phase to finish (young dog…), we were planning to install a chain-link fence. The costs for this would normally be shared, but I only know the owner of one of the three neighboring properties. My question is whether it is possible to split the costs later on? Also, how can I get the contact details of the other property owners?

Where does it say that the costs have to be shared? If you want a fence, you have to pay for it.

The other person might want a hedge at some point.

PS: Neighbor law varies from state to state, so it depends on the individual case. However, it should be noted that the other properties currently appear to be undeveloped.

I’m wondering about the statement regarding the fence costs. Maybe your neighbor doesn’t want a chain-link fence and prefers a wooden fence...

So go ahead and set it up, currently you can probably decide the layout.

You should also stay on your side of the property line and, if necessary, observe the required setbacks. Your neighbor must first give you permission to build a fence directly on the boundary. I would not allow a chain-link fence, and certainly would not agree to share the cost.

If you pay for the fence yourself and install it only on your property, you can do whatever you want with it later. If it stands on the boundary and both parties pay for it, the fence belongs to both, and neither can change or remove it alone.

I guess the fence will take a very long time if you wait for the neighbors.
What if one of them wants to build only in five years?
They probably have other priorities before dealing with the fence construction.

If you really want a fence now, you could first build a cheap temporary one with some space inside your property.
Later, you can always build a nice shared fence with the new neighbors.

Who wants the fence must build it on their own property (with the required setback from the boundary and otherwise in compliance with local regulations) and pay for it... it’s as simple as that.
